We renovate structurally

Most renovation companies are finish operations. They're good at cabinets, tile and trim, and when the job needs a wall removed or a floor levelled, they bring somebody in.

We come at it the other way. We're framing carpenters who finish, which means the ambitious version of your floor plan — the one where the wall comes out and the ceiling opens up — is a normal job for us rather than a complication.

It also means fewer surprises. On a house built before 1980, opening a wall reveals something unexpected more often than not. Recognising it early is the difference between a conversation on Tuesday and a three-week delay.

The layout you actually want usually has a beam in it somewhere.

Living through it

How we run a job in an occupied house

  • Dust containment. Zip walls and negative air where we're demolishing. It's not perfect — nothing is — but it's the difference between one dusty room and a dusty house.
  • Floor and path protection on every route between the door and the work area.
  • A written schedule with the sequence and rough dates, updated when it changes, so you know when the trades are coming and when you'll be without a kitchen.
  • Consistent hours and a clean site at the end of each day.
  • One point of contact. You call one person about everything, including the subs.
  • Change orders in writing before the work happens, never after.

Renovations are disruptive. The goal isn't to pretend otherwise, it's to make the disruption predictable.
