Custom homes
Which one is right for you comes down to the lot and the zoning — an afternoon of work, not a guess. We do that part before anybody spends money on drawings.
An empty lot and a house drawn around you. The most freedom, and the route where the earliest decisions matter most — bring us in before you buy the land.
You bought the street, the lot and the neighbourhood. The house came with it. It comes down, and a modern one goes up in its place.
Good bones, wrong plan. Back to the frame and rebuilt around a layout that suits how the house is actually used — usually with a second storey.
The rest of it
Custom homes are the centre of the company now, but the work it grew out of hasn't gone anywhere. Whatever the size, it's the same phone number.
Interiors, start to finish. Kitchens, bathrooms, basements and millwork — including the layout changes that need a wall to come out.
Everything outside the walls: rot and trim repair, siding, decks, porches, windows and doors. This is where New Jersey's weather does its damage.
Additions, dormers, garages, and the structural repair work that most contractors have to hire out to somebody like us.
Where we come from
Bavila Homes grew out of framing and carpentry — the frames, roofs, additions and structural work that everything else in a house is built on top of.
It is an unusual road into custom home building, and it is the reason we took it. By the time the drywall is up, whether a house still feels right in twenty years has already been decided — at the stage this company came up doing.
One contract · one schedule · one number to call
The surprises are the expensive part of construction. Recognising them early is the whole difference.
How we work
Free, and thorough. We walk the whole property, not just the one thing you called about, and we probe anything that looks suspect rather than guessing from the driveway.
A written assessment with photos and an honest urgency rating: what needs doing now, what can wait, what's worth keeping an eye on. It's yours to keep whether or not you hire us.
Line-itemed, with materials named and warranty terms spelled out. If there's a chance we find something once we open it up, we tell you that up front and what it would cost.
You get photos of anything we find behind the finish before we close it back up, and a walkthrough at the end before final payment.
What we find
Rot & trim
Paint bubbling along the roof edge, soft wood behind it, and wet sheathing further in. Cut back to sound material, sheathing replaced, affected rafter tails sistered, and the run rebuilt in cellular PVC.
Framing
A new wing on its own foundation, tied into an existing roofline. The difficult part is matching the pitch without creating a valley that traps water, which is why the tie-in gets detailed before anything is covered.
Renovations
Opening a kitchen to the room behind it. An engineered beam set flush with the ceiling, with the load carried down through new posts and blocking to a footing rather than stopping at the beam.
Coverage
Most of the housing stock here is between 50 and 90 years old, which is exactly the age at which exteriors start failing in earnest and floor plans start feeling wrong.
