Pergolas, gazebos, cabanas, covered porches and outdoor kitchens. These get sold as landscaping, but they're buildings — they need footings below frost depth, real framing, and a roof that sheds water where you want it to. We build them the way we'd build an addition.
What we build
Most of these projects start as one idea and grow into another. Someone asks about a pergola and ends up with a covered porch, because what they actually wanted was to sit outside in the rain.
It's worth being clear about what each one is, because the cost difference between them is substantial and it comes down to whether there's a roof over your head and what that roof has to carry in a February snow load.
Posts, beams and open rafters. No roof, so no snow load to engineer for — but the posts still need footings below frost depth or the whole thing racks and lifts over a few winters. The failure we get called to fix is a pergola set on surface blocks.
Gazebo, pavilion or covered porch. Once there's a roof, it carries snow — which in northern New Jersey means it gets engineered and permitted like any other structure. If it attaches to the house, the ledger and its flashing become the most important detail on the job.
Framed masonry or steel-stud counters, faced in stone or stucco, with gas, water and power run out and protected. The part people underestimate is winterization — a water line that isn't pitched to drain will split in the first hard freeze.
An actual building: foundation, framing, roof, siding, and usually electrical and plumbing. Changing rooms, a bathroom, storage. Permitting and setback requirements are the same as any accessory structure, and pool proximity brings its own code requirements.
Where these go wrong
Most of the outdoor structures we're called to repair were installed by landscapers or bought as kits. The carpentry isn't usually the problem. What's underneath it is.
A pergola is not landscaping. It's a structure with posts, beams and a footing schedule — and it lasts exactly as long as the worst decision made below grade.
How it's built
Setbacks, easements and pool clearances checked before anything is dug. Roofed structures get a stamped drawing and a permit; open pergolas sometimes don't, depending on the town. We handle the filing.
Sonotubes dug below frost depth, poured, and set with galvanised standoff bases so no post touches soil. Inspected before backfill where the town requires it. This is the step nobody sees and everything depends on.
Posts, beams, rafters. If it ties into the house, the ledger goes on with through-bolts and gets flashed before any decking or roofing covers it. Photographs taken at this stage, before it's closed up.
Roofing to match the house where it should match. Gas, water and electrical run by licensed subs, with water lines pitched to drain and shutoffs somewhere you can actually reach in November.
Trim, ceiling, stain or paint, counters and facing. Then a walkthrough covering how to winterize it — which valve, which order, what to do before the first freeze.
